Appraisals / Market Analysis

The housing market is changing on a daily basis.

It is important to work with a Realtor in the market in which you are looking to buy a home.

Once you have located a home you are interested in, it is important to understand the current value.

When financing a home, the lender will order an appraisal. However, if you are paying CASH for a home, I will still advise you to pay for an independent appraisal to ensure you are not paying too much for the home.

When preparing an offer we can write the offer subject to a satisfactory appraisal. This will allow you, the buyer, an opportunity to re-negotiate or to cancel the contract if the appraised value does not at least equal the contract sales price.

Short Sales (Buyers Perspective)

There are many topics relating to short sales that I want to discuss, but I will touch on a few different thoughts/ideas.

One thing to understand about short sales is that many facets of the transaction are determined by the Sellers Lender. Such as the final purchase price, timeframe for acceptance of the offer, the closing date to name a few.

It is important to work with a Realtor that understands the process and can walk you step by step.

I have worked with many buyers purchasing short sales. Short sales may also be in a pre-foreclosure or foreclosure situation, depending on the seller’s situation.

About Vanessa

I am a native Floridian and a graduate of The University of Florida with a Bachelor's Degree in Business Administration.
For just shy of three years I worked with one of our nation's largest builders, DR Horton Homes. During selling over 35 million dollars worth of new homes, assisting over 300 domestic and international customers. I now work with Keller Williams Realty located in Celebration, Florida.
My experience includes new and existing homes; relocation, short-term rental, vacation, and investment properties.


About Jaime:

I was born in Puerto Rico and moved here when 6 years old. My family moved to Kissimmee in 1980. I received my undergraduate degree from the The University of Florida with a Bachelor's in Microbiology. I then went on to attend Chiropractic School in Marietta, Georgia where I graduated in 2001 with a Doctorate of Chiropractic.
I relocated back to the Kissimmee area where I have practiced as a Chiropractor since 2001. I have always had a passion for Real Estate and received my Real Estate License in 2006. I am now excited to be working with my wife forBuyers and Sellers in the Central Florida Area and abroad!
